PROBLEMATIC EVALUATION OF THE CONDITION OF LARGE-PANEL BUILDINGS

Annotation

Constructed in the years 1960-1990, large-panel buildings are now the main component of housing resources in Poland and other countries of the former Eastern Bloc, such as Ukraine. As the precast panel construction developed, its deficiencies become more and more evident. Neither in Ukraine nor in Poland are there any comprehensive and reliable studies, analyses or statistics which would indicate which of the buildings are in a good or bad state of repair. Renovation and improvement measures did not usually go beyond thermal upgrading of the buildings. Most of the large-panel structures have already been thermally upgraded in Poland, whereas in Ukraine the process is still emerging. In neither of the two countries has the condition of the buildings been comprehensively evaluated and their level of deterioration has not been determined. This is an essential step, because it should provide the basis for the development of concepts and scopes of repair and renovation works. In the present situation in Poland and Ukraine, it is of fundamental importance, as – due to economic reasons – in the coming few dozen years there are no possibilities of replacing the large-panel buildings with new ones, as it is done in Germany or France, for example.

At first, a global evaluation of the buildings should be performed in order to identify the areas where possible defects or damages occur. Thermal imaging methods can be used to this end.

Thermographic inspections also enable identification of the places of excessive accumulation of moisture in a large-panel building. Long-term dampness may lead to the development of moulds and mildew which has a harmful impact on the residents’ health. Moisture also impairs the performance of structural elements in large-panel system buildings.

Thermographic inspections are a form of global approach which should be performed at an initial stage. Its results will enable identification of the areas of possible damages and defects of space division elements in large-panel buildings. Then the identified areas can be inspected using other, more precise methods.
