Annotation

The article considers potential areas for planning and development of rural settlements under the influence of urban spaces development. The work established the basic laws and factors of influence of urban areas on rural settlement. The elements that must be considered in the modern stages of urbanization and suburbanization are identified. Considering modern methods of construction and design of rural and urban settlements are interdependent, it is necessary to install the main trends and directions of development of their functions and planning parts. However, one should consider the impact of large cities on the surrounding area that has a cultural and social nature. As a result, in the rural environment there is a number of changes in the economic activity and housing spectrum. City adjacent to villages and small settlements are expanding their territory by filling in the rural expanses of industrial, warehouse, recreational areas, which in turn are reflected in the planning structure and the household. Having analyzed the processes, it is revealed that to determine the potential directions of rural settlements development under the influence of urban spaces development, it is advisable to determine the main patterns and factors influencing rural settlement.

Irreversible urban processes that contribute to displacement of the agrarian sector of the urbanized space occurring at this stage is uneven and unsystematic. In such situations, the relevant processes are those, which establish new areas for agricultural activities for urban residents, conservation and reconstruction of certain parts of the agricultural space. During the active process of suburbanization, it is important to preserve valuable land for agricultural production and to establish specific buffer zones for optimum adaptation to the agricultural and urban environment.

Urban processes that contribute to displacement of the agricultural areas are irreversible. It is necessary to set clear priorities and to identify planning techniques for the optimal combination as urbanized and agricultural areas. These processes dictate the number of actions which are aimed at a detailed study of the existing material base on one hand, and the forecasting and planning preparation of urban development models for maximum illumination and resolution of process development on the other hand.
